Sealcoating

What Is Sealcoating?

Sealcoat material is used to revitalize worn asphalt surfaces and stop more degradation.

How Frequently Is Sealcoating Required?

Plan your sealcoating projects according to three criteria:

The pavement’s age and condition

How often the pavement is used

Local climate and weather conditions

Reactive vs. Proactive Maintenance

Reactive Maintenance

When maintenance is reactive, it is not as productive because:

Proactive Maintenance

Whenever possible, you should choose proactive maintenance. It is the ideal option since it corrects minor issues before they develop, and prevents larger problems from occurring at all. Here are some other perks:

The Process

We perform these six procedures for every sealcoating service:

Prepare

By clearing the pavement of dirt and impediments, we guarantee that sealcoat material is applied correctly. Additionally, we fix potholes, cracks, and other issues as needed.

Edge and Tape

Areas that don’t need sealcoat treatment are sealed off using tape or other materials.

Apply the Sealcoat

Using a spray or squeegee technique, we apply the sealcoat material that is based on coal tar or asphalt.

Coat Application

We apply a sealing layer to the sealcoat to guarantee optimal adhesion and a flawless finish.

Dry & Cure

We allow the sealcoat to dry for 12 to 36 hours.

Striping and Markings

When necessary, we reapply parking spot lines, lane markings, and other surface markings.
